As we discussed over phone, the decision of payment at this moment is fully dictated by market conditions and the buyer and seller both have to run after the market.
The Estella JV company was the first to run after the market by dropping the Estella's price continuously for last one and half year, today it's reaching 1600USD/sq.m which is almost 30% lower than our contract price of aprox. 2100 USD.
The first tier buyers then got rusty to sell out their early bought apartments and created a secondary market which directly compete with the developer's price. This situation pushes the real market transactions' price of Estella apartments further down to 26-29 millions VND/sqm.
In this market situation, any normal people shall think of termination of a contract like I have, and buy another apartment from secondary resellers at equal or less money than what we have to pay now to The Estella JV company.
We are few of those who still want to buy Estella product but at the current market price. I hope The Estella J.V. company will consider this. Anyway I believe this is better than having some more un-sold apartments waiting for at least another 2 years ... when market is back.
